1. When are ranks calculated? At start or end of combat?

Then when you are flanked by lets say dire wolves, all ranks are then negated IF they remain US5 or more at the end of the combat.

So that would mean you count full rank bonus +3 and only if they have US5 or more is it removed at the end of that combat phase??

Ranks are negated at the start of the combat.
If the unit is still US 5 or more at the end of the combat, they then generate the +1 for flanking.

I do believe your incorrect on a point there. The only thing in the rules about fast cavalry in combat is they don't get bonus combat res from their own ranks. It says nothing about them not negating ranks so as long as your over US 5 you should totally negate ranks. Unless you can point out somewhere in the book that is says they cannot; like in the skirmisher rules it specifically says they will not strip rank bonuses from other units.

Fast cavalry do negate ranks, they merely never get a rnak bonus of their own.
Skirmishers however never get ranks and cannot negate rank bonuses.

Fast cav must seem incredibly poor to you if you use them as unable to negate ranks.

That's exactly what I was thinking. If he's been playing fast cav for who knows how long like that, then he must not like them. I find them extremely useful as flankers and at stripping ranks.

I played a game with my glade riders flanking a zombie unit and they still counted ranks for the zombies. However after going over the rules it is clear that fast cav do indeed negate ranks like other units. P 70 of the big book does not state they cannot negate ranks like it does for skirmishers on page 67.
